“ Our aim is simple: to help everyone keep their property finance halal. ”

A conventional mortgage is a loan of money with interest, where the bank acts as a lender and uses the property as collateral. An Islamic home purchase plan is an asset-backed partnership: you and the bank co-own the property, or enter a lease arrangement, so no interest (riba) is involved.

The typical minimum deposit for a standard residential home purchase plan is 5% to 10% of the purchase price. Some products go down to 5% for first-time buyers, while higher-risk properties may need 20% or more. Buy to let usually starts at 20% to 25%.

Yes. It’s treated as a refinance: the Islamic provider clears your outstanding mortgage balance and moves the property into a Shariah-compliant co-ownership structure. Check whether your current lender charges an early repayment charge first.

Yes. Self-employed applicants usually need at least 2 years of certified accounts or HMRC self-assessments (SA302s) showing consistent, sustainable profit. We package your case so it’s presented properly first time.

No. UK law was updated for alternative finance, so Islamic property purchases get relief and you only pay Stamp Duty Land Tax once, exactly like a conventional buyer.
